So, you’re interested in getting into property investment Liverpool? There are a few things that you will need to consider including strategy, areas to invest and how you will set up your business.
Why Invest in Liverpool?
Liverpool is a thriving city with a great deal going for it. I saw the potential in Liverpool back in 2007 when it was the ‘Capital of Culture’ just a year later. I was only in my 20s when I invested in my first Liverpool house! If you think about what Liverpool has to offer, property prices can only go up in the long term. With the Albert Docks, Beatles Story and Liverpool FC in Anfield there is a great deal to offer local and international tourists. Liverpool has 3 universities, several hospitals and excellent transport links. In what other UK city with an airport, student population and thriving nightlife scene can you pick up a property for under £100k within 20 minutes of the city centre? There are honestly not many! And I don’t believe that it can last for much longer.
Property Investment Liverpool – The UK Property Hot Spot!
At the time of writing this article (May 2021) I have seen a massive scramble of cash investors throwing £250k and £300k cash around like lunatics. With the cash rich investors having bidding wars against each other, there’s no look in if you are in a chain or have a small deposit with a mortgage! his is a signifier of Liverpool being recognised as the property hotspot that it has always been, but not many people recognised until now.
Areas to Invest
If you have a restricted budget (under £150k) then you can consider properties in Tuebrook, Dingle, Old Swan and Bootle. Just remember to fully research the street as well as the area. You will also need to consider whether you are doing an Air Bnb, HMO or single lets on an AST (Assured Tennacy Agreement).
If you have a heathier budget and want to simple ‘let and forget’ (AST) then look at areas of L17 and L18 which include Aigburth, Allerton and Sefton park. These lovely areas will attract a higher calibre of tenant and if you buy in the right area this could be good low maintenance and high profit strategy.
